Jodi Whitworth joined Ian Black Real Estate in January 2014 as Senior Commercial Property Manager.  Jodi brings 25 years of experience in commercial and residential property management.  Her current management portfolio consists of Class A high rise office towers, medical/office buildings, retail shopping centers, and industrial buildings in both Sarasota and Manatee Counties.  Jodi’s primary management assignments include BMO Harris Plaza, a 128,389  SF Class A office building located at 240 S Pineapple Avenue and Kane Plaza, a 77,089 SF office building located at 1 S School Avenue, both in Downtown Sarasota.  Jodi brings a wealth of experience in management, maximizing value while minimizing costs, and providing Class A customer service to Owners and Tenants. Jodi managed 2,500 apartment units in her hometown of Houston, Texas, and after moving to Sarasota in 1999, worked with two prominent management firms and was responsible for 640,000 +/- square feet of office, retail, and industrial property prior to joining IBRE.

Services Provided: Property Management: Onsite management, tenant relations and retention, building and vendor documentation and work request system. Accounting: Monthly tenant rental invoicing, collections and tenant rent escalations, budgeting, reforecasting, CAM reconciliations, lease audits, payables, financial reporting and tenant/vendor insurance audits. Construction Management:  Building and TI renovations, contractor bidding, work agreement contracts, liaise with contractors and tenants, reconciling AIAs, routine inspections, coordinate meetings with contractors, architects, and designers regarding construction, mechanical and life safety issues.
